ELECTRICAL INSTALLATION CONDITION REPORT (EICR)

 

WHAT IS AN EICR?

 

An Electrical Installation Condition Report (EICR) is a comprehensive inspection and testing process that assesses the safety and condition of your property’s electrical system. It identifies any faults, deterioration, or non-compliances with current wiring regulations.

EICRs are essential for landlords, homeowners, and businesses — ensuring installations are safe, compliant, and not posing a risk of fire or electric shock.

THE STAGES OF AN EICR

1. VISUAL INSPECTION

 

We begin with a thorough visual inspection, checking for visible signs of wear, damage, or installations that don’t meet current standards. We’ll inspect switches, sockets, the consumer unit, and wiring routes.
Where appropriate, we’ll open a selection of sockets and switches to check inside — for example, older cables can decay and sometimes produce a green goo in the back of socket boxes. Spotting problems early prevents bigger, costlier issues later.

2. DEAD TESTING (CONTINUITY, POLARITY, INSULATION)

With the power isolated, we perform dead testing, which includes:

  • Continuity testing – ensuring conductors are properly connected and there are no breaks.

  • Polarity testing – confirming live, neutral, and earth wires are correctly connected.

  • Insulation resistance testing – checking that cable insulation is in good condition. Damaged insulation can cause nuisance tripping, arcing, or even fires.

3. LIVE TESTING (IMPEDANCE)

​

Next, we carry out live testing, including earth loop impedance measurements. This verifies that the earthing system provides a safe path for fault currents and that protective devices will operate correctly to reduce the risk of electric shock.

 

4. RCD TESTING

 

Residual Current Devices (RCDs) are one of the biggest advancements in electrical safety. They constantly monitor electrical current and automatically disconnect the circuit if they detect leakage — for example, if someone touches a live conductor or cuts through a power lead.
We test every RCD to make sure it trips within the required time — usually well under one second — giving vital protection against electric shock.

 

5. THE REPORT

 

When testing is complete, we compile a detailed Electrical Installation Condition Report. It outlines the condition of your installation and any issues found, which are coded as:

  • C1 – Immediate danger to life

  • C2 – Potential danger to life

  • C3 – Recommended improvement (not immediately dangerous)

  • FI – Further investigation required

FAKE EICRS — WHAT TO WATCH FOR

HOW LONG DOES AN EICR TAKE AND HOW IS IT PRICED?

  • For most homes and small commercial properties, we allow at least half a day for testing and inspection.

  • Larger or more complex installations may take longer and will be quoted accordingly.
